Koa Ridge - Central Oahu's Newest Master Planned Community

Koa Ridge is located in Central Oahu and is a 576 acre master planned community being developed by Castle & Cooke. The project broke ground in 2017 and is finally ready to be introduced mid 2020. The community within Koa Ridge will have a wide variety of homes the current planned housing options will feature: Single Family Homes, Multi-Family Homes, Paired/Duplex Style Homes, Townhomes, Senior Living, and various affordable housing options. The community will also feature various community centers, schools, bike paths, shopping, dining, and retail options. 
  • There will also be a $67 association fee that will go towards the roads, landscaping, and common areas within Koa Ridges
  • It is unclear whether or not at this time the homes will be offered via Lottery or Chronological First-Come-First-Serve. Stay tuned for updates.

Koa Ridge Phases 

Koa Ridge is planned to have numerous phases over the years that will slowly introduce new residential homes similar to Ho'opili. The release of units have not yet been scheduled and it is unsure whether or not they will do their release by lottery or first-come-first serve. Castle & Cooke who is the developer of Koa Ridge also developed Mililani Mauka and they had both lottery style release in addition to chronological first-come-first-serve releases. Shown below are the current announced phases for Koa Ridge:
  • Nanea at Koa Ridge
    Nanea (which means Tranqil in Hawaiian) is going to be the first release of single family CPR homes that will start in the high $800,000s. There will six different style floor plans with various additions and options that you may add on. The homes will vary from one to two story homes and will feature 3 to 6 bedroom houses with attached garages. 
  • Luana at Koa Ridge
    Luana (which can mean content/happy in Hawaiian) is going to be one of the first paired/duplex style homes that will start in the low $700,000s. Floor plans have not been released but it is expected to have various additions and optiosn like Nanea. Register below to be kept up-to-date on Luana at Koa Ridge.
  • Malina at Koa Ridge
    Nanea (which means calming or soothing in Hawaiian) is going to be the first release of townhomes in Koa Ridge and is expected to start in the low $400,000s. It is expected that this release will have an affordable housing component but nothing has been finalized at this point in time. Register below to be kept up-to-date on Malina at Koa Ridge.
